Trust Deed Investing
Hamilton Ridge underwrites and originates trust deed investments: 1st position loans secured by California real estate. Each investment is carefully underwritten by the Hamilton Ridge loan committee and presented to each investor as a whole or fractionalized investment. Investors earn an annual interest rate, paid monthly, with terms from 3 months to 7 years. All investors must meet certain accredited investor criteria. Real Estate Investments
In addition to Hamilton Ridge’s offering, trust deed investing, Hamilton Ridge originates and participates in various real estate debt and equity investments:
2nd Trust Deeds: Junior position notes often provide higher rates of return from 10% to 20% APY.
Value-Add: Hamilton Ridge has developed excellent relationships with repeat borrowers in the Real Estate Lending program. These relationships often provide opportunities to participate in joint ventures, debt/equity deals, or other creative partnerships on construction, flip or other value-add real estate projects.
